Your First Step: Loan Pre-Qualification

The first thing you have to know is how much the bank is willing to loan you.  Once you know that, with the help of an experienced realtor, everything else will fall into place.

Of course, there is also the art of negotiation.  Sometimes, it can take some careful maneuvering to get an offer accepted.  That’s where my years of negotiation experience come in.  I am an expert at presenting your offer in the most straight-forward fashion possible.  This is critical, particularly in multiple offer situations; knowing when and how to present an offer, often makes or breaks the deal.

After the offer is accepted, there are a couple of other steps involved.  The first is getting mortgage approval. The second is reading through all the strata documents.  You need to learn how much of the contingency the complex has, and what the expected repairs that will need to be made to your building are. You need to understand any potential future risks.  And, lastly, you need to hire a home inspector.  A home inspector will reveal any visible defects in the property and they can help mitigate any future costs of impending repairs.
